Property includes a 3-bedroom, cozy cabin on Grand Valley Lake featuring a covered back porch overlooking the lake, a perfect place for morning coffee. At the lake’s edge is a large, floating, covered deck entertainment area with a full outdoor stainless-steel kitchen and a comfortable lounge area for entertaining. This structure has a parking area for 2 jet skis that offers 2 floating, drive-on jet ski docks to keep your jet skis high and dry. Two Kawasaki Jet Skis and 2 Honda ATVs will be sold.
Inspection of the property will be held the day before the auction, Friday, December 1, 2023, 10 am until 2 pm. The Auction will be held at the property on Saturday, December 2, 2023 at 10:37 am CST. Closing on the property will be after February 25, 2024. At the auction the real estate will sell first and the personal items to follow.

Information provided is derived from sources believed to be correct, but is not guaranteed. Graphics are approximate. All property sold “as is.” The Seller will provide a valid clear marketable title to the property. A ten percent (10%) buyers premium will be added to the winning bid to determine the total price to be paid. The high bidder will be required to place the 10% deposit the day of the signing the contract if you are the winning bidder, in the form of certified funds or a personal check with a bank letter of guarantee, with balance due at closing.
All closings shall take place after February 25, 2024 after all parties have signed the contract. The entire purchase price must be paid by cashier’s check, certified funds, or wired funds at closing. No property will be sold contingent on financing or any other contingency.
All Sales other than Real Estate, must be paid in full the day of the Auction.
